Why these rules exist

Flex Town is a shared site. Driveways, parking, dumpsters, mailboxes and some bathrooms are used by everyone here. These rules keep those shared parts working and safe.

They form part of your lease under section 21 of the Terms and Conditions. We can update them by giving you 30 days’ written notice. Safety rules — freight, forklift and dumpster use — take effect straight away.

1. Deliveries and freight

  • Be there for your delivery. Our staff do not sign for or receive tenant freight.
  • Tell the carrier if a lift gate is needed. Most trucks do not carry one unless asked.
  • If you need our forklift, give us 48 hours’ notice.
  • Do not leave pallets, crates or packaging in a driveway or shared area after a delivery. Take it into your unit or into the dumpster the same day.

2. Forklift

Only Flex Town staff operate the forklift. Not you, not your staff, not a visitor, and not a delivery driver. This applies no matter how experienced the person is or how small the job looks.

Forklift service is $50 per hour, with a $50 minimum, added to your next invoice. Book it with 48 hours’ notice.

3. Dumpsters

The dumpsters are for ordinary business waste — the kind of rubbish a working shop or office produces day to day.

Anything on the right is yours to haul away. If it is left at the dumpster, we remove it and add the cost to your next invoice.

4. Mail and couriers

  • Some buildings share one mailbox. Check yours regularly — mail for several units may sit together.
  • Couriers need someone present to sign. We do not sign for tenant parcels.
  • Register your address in the format the manager gives you, so mail reaches the right unit.

5. Shared bathrooms

Some buildings share one bathroom between units. Whether your unit has a private bathroom is stated on your Addendum.

Leave a shared bathroom clean and usable for the next person. If one is left needing a deep clean, or is damaged, we clean or repair it and add $100 to the next invoice of whoever caused it. We take before-and-after photographs.

6. Parking

  • You have the spaces stated on your General Lease — normally two.
  • Spaces are for working vehicles in current use. No untagged, uninsured, unregistered or non-running vehicle, and no trailer or container, anywhere on the site without our written consent.
  • Never block a fire exit, a shared driveway, another tenant’s door, or Unit 4A’s side overhead door.
  • We may move or reallocate parking if a legal or county requirement or site safety calls for it. If we move your space permanently you get at least 60 days’ notice, unless an authority requires it sooner.

7. Shared areas

Driveways, walkways, yards and other shared areas stay under our control. Do not use them for storage, for work, or for disposing of waste, and do not have customers wait or queue in them.

8. Noise, dust, smells and vibration

Work in a way that does not unreasonably disturb your neighbours. If a process throws off heavy dust, fumes or noise, talk to the manager before you start it — usually there is a way to make it work.

9. Signs

No sign anywhere on the site without our written consent. If we agree to one, you keep it in good condition and repair any damage when it comes down.

10. Chemicals, fuel and the septic system

  • Nothing goes into the septic system except ordinary domestic waste water. No chemicals, no paint, no solvents, no oil.
  • Storing or using propane, fuel gas or similar needs our written consent and must be listed on your Addendum.
  • Follow every law that applies to hazardous, flammable or regulated materials, and keep the records the law requires.

11. Cameras

Cameras cover shared areas only — never inside a unit. They record video only, no audio, and recordings are kept for about 60 days. Only staff who need access have it.

12. Keys and access

Give us a working key or access code for your unit. If you change the locks, tell us within 3 days and give us the new key or code. We need to get in for emergencies and repairs.
