What a tenant signs

Only one document carries your signature at move-in. Here is each document, and how you agree to it.

1. General Lease — signed digitally

The only document you sign at move-in. It is the base lease, identical for every tenant: parties, unit, term, rent, deposit, insurance, and the personal guarantee in Schedule C.

You sign it electronically in Storeganise, our rental system. You will see “Sign the agreement” under “Before you move in” when you log in at rental.flex-town.com. Nothing is printed and nothing is posted to you.

2. Lease Addendum — signed on paper, only if you have one

Where anything specific to your tenancy is written — a rent concession, a build-out, an exclusive, a special exception. It also carries the unit and site map as Schedule B. Many tenancies never need one.

The Facility Manager prepares it, prints it, and you both sign it by hand. The Facility Manager keeps the signed paper original. This one is not done in the app or in Storeganise.

3. Terms, Site Rules and Privacy — agreed in the app

You do not sign these separately. You accept them each time you sign in to the Flex Town app, on the Apple App Store or Google Play — so the version you agreed to is confirmed again at every sign-in, and you are never bound by a version you never saw.

The Terms and Conditions are the standing legal terms behind every tenancy. The Site Rules cover the day-to-day use of the shared site — deliveries and freight, the forklift, dumpsters, mail, shared bathrooms, parking and access. The Privacy Statement covers how your information is handled, kept and deleted.

Which document wins

Where two documents disagree, the one higher up this list applies — but only on the points it actually covers.

An Addendum has limits. It can never change the insurance requirement, the personal guarantee requirement, the Privacy Statement, servicemembers’ statutory rights, the marketing opt-out, environmental responsibility, the ban on living in a unit, or the governing law.

Paying rent

Rent is due in advance on the 1st of each month. Card and automatic bank debit run through the tenant portal at rental.flex-town.com; Zelle, bank transfer and Wise carry no fee. The full list of accepted methods and their fees is in section 4 of the General Lease.
