Facility Manager's Addendum Guide

What this is

The Addendum is the only place a tenant’s specific deal gets written. The General Lease, Terms and Conditions and Privacy Statement are identical for every tenant and are never edited for one tenant. Anything negotiated — a rent concession, a build-out, an exclusive, an option, a special exception — goes in the Addendum, and nowhere else.

How it works

  1. The tenant signs the General Lease first, through Storeganise e-sign. (Tested and confirmed 8 September 2026 — the tenant sees “Sign the agreement” under “Before you move in” in their portal at rental.flex-town.com.)
  2. Open the blank Addendum — flex-town.com/lease-addendum — fill it in, print it, and make sure both the new tenant and the manager sign it.
  3. The manager keeps the signed paper original.

Ordering. No addendum number — the date on the Addendum decides which one wins. A later-dated Addendum beats an earlier one on the same point. Never edit a signed Addendum — write a new one.

Approval thresholds — what a manager can agree on their own:
  • Rent concession up to two months’ rent
  • Deposit waived in full, where the guarantee is signed
  • Landlord’s work up to $2,000
  • First term up to 24 months
  • Early cancellation at 90 days’ notice or more
Owner approval is always required for: exclusives, expansion options, guarantee changes, and retail use under UDO §5.3.5.Q.

Manager’s checklist — after signing

  • Signed paper original filed by the manager
  • If section 6 (exclusive use) was used: add it to the site exclusives register
  • If section 3 (landlord’s work) was used: write down the target date in your own reminder system
  • If section 7 (special exception) was used: write down the expiry date yourself

Fields that still live in Storeganise

Set once at move-in, not touched by the Addendum.

  • Initial Term Months — length of the first lease term, in months.
  • Escalation Percent — the yearly rent increase, applied on each anniversary of the start date.
  • Inspection Period Ends — the date the tenant’s 14-day inspection window closes.
  • Signer Name — the person who signed the General Lease on the tenant’s behalf.
  • Signer Title — that person’s title (e.g. Manager, Member, Owner).
  • Guarantor Name — required whenever the tenant is a company, LLC, partnership, or trading name (not needed if the tenant is an individual signing under their own name, since that person is already personally liable). This is the individual who personally guarantees the tenant will pay rent and meet the lease — not necessarily the same person who signed the lease for the business.
  • Guarantor Address — the guarantor’s own mailing address, kept separately even if the guarantor is the same person who signed the lease, since that signature block doesn’t capture a personal address.
